These are words from the mortgage market guide about our rates and future rates.  This is good information to pass on to your "on the fence" buyers….

Interesting note that supports our views on the unlikelihood of rates
moving much lower - last Friday, Jack Koskinen, interim chief
executive of Freddie Mac, said that home loan rates are near the
bottom and that any further decreases will be small. Mr. Koskinen
commented on mortgage rates after he attended the meeting between
President Obama and the CEO's of the financial services companies
on Capitol Hill. Perfect opportunity to get the word out to clients who
are sitting on the fence waiting for that 4% rate...now is the time to
purchase or refinance as rates are at historically low levels, and not
likely to move much lower.

Good news is starting to hit the mortgage world again---We still have a long way to go, but things are starting to loosen up to a degree!

As of Feb 1st, we have a new bank that will be doing Jumbo loans starting at 5% on a 5 year ARM---The best we had over the last few months was about 6.75% on a 5yr ARM, FYI!!!

Looks like the new administration is doing everything they can do to keep conventional rates under 5%---The range has been 4.5%-5% on a 30 yr fixed for 4 weeks!!  This is creating buyers!!  The typical 200k purchase price will be saving around 200.00/month compared to what it was 3 months ago!

FHA loans are still moving along good and those rates are at 5% today!

Although the refinance volume has slowed a lot of lenders down, we remain to keep purchases top priority b/c we know the refinance volume is only a temporary thing!  We can still close a purchase loan w/in 5 working days if the file is complete.  This goes for FHA and conventional!

Today’s rate on a condotel purchase (unit must have 750+ square feet and a full kitchen) with a 1% origination fee and a 1% discount point is at 4.875% fixed for 3 year or 5.125% fixed for 5 years, subject to credit score.  This would require 25% down and a 790 credit score.  If a client wants to get rid of the 1% discount point, the rate would be increased by .75% in all cases.  If they would like to have the loan as an interest only loan, the rate would be increased by .125% in all cases.  This means that a client could buy a condotel today with a 5% rate interest only, fixed for 3 years!

Also, we can go to a 10 year fixed with a rate at 1% higher in all cases.  If the credit score is 760 to 789, add .125% in all cases and if the credit score is 710 to 759, add .25% in all cases.  This is for a 2nd home purchase only (buyer cannot own another property within 50 miles of where they are buying).

On the fully amortizing loans, the adjustments are as follows: if fixed for 3 years, will adjust every 3 years thereafter; if fixed for 5 or 10 years, will adjust every 5 years thereafter.  On the interest only, which is only available for 3 or 5 years, it is fixed for that amount of time and then adjusts every 1 year thereafter.

These rates are good on loan amounts up to $650,000, meaning a purchase price of $866,600 or less for a condo or condotel (most units in our area are being considered condotels right now).  We can do loan amounts up to $2,000,000 but the rates will be slightly higher, as will the down payment requirements.

This investor has a maximum concentration of 10% of the units in a project so there are a couple of projects that they may not be able to lend in currently but it only takes a phone call for us to find out if a project you are working with a buyer for will work.  Also, they do NOT require a condo checklist to verify number of rental units, if the HOA fees are current, etc.!

Please let any clients you are working with on a condotel purchase know this information and if they are looking for financing, have them call us.  Rates can and do change daily and this rate is the lowest I’ve seen this program in a while!  It was .25% higher just yesterday and may be higher again later today or tomorrow depending on the market movement but as of this time, the rates are as above!
